We are advancing our plans to sell the parcel of council-owned land between Cropston Drive (Waterworks Road) and Greenhill Road for much-needed residential development.

Consultation events were held at the end of 2017 where we asked residents for their opinions and views. On 22 May 2020 an outline planning application will be submitted for the site, giving you an opportunity to make further submissions and comments about the application.

The Draft Masterplan

The plans for the site have changed in response to feedback collected at the consultations we held in 2017. The outline application due to be submitted seeks to:

  • Acknowledge the need for good quality housing in Coalville
  • Provide a policy-compliant scheme in terms of affordable housing (20% of total development)
  • Include high quality design with well-considered landscaping
  • Address concerns raised about surface water
  • Include a road system that ensures traffic is managed in the area
  • Ensure existing trees and landscaping have been retained to create a green corridor, protecting as much natural habitat as possible
  • Include improved walking and cycle links to provide better connectivity to the development.
  • Ensure the majority of the houses have on-plot parking.

 In addition to this we remain committed to our pledges that:

  • The football pitches, recreation area and BMX track will not be developed on 
  • The community and people who use the facilities will have a say in how these recreation facilities could be improved
  • The money received from the sale of the land will go directly into the project to build a new leisure centre on land off the A511 which now has planning permission.

The Next Steps

  • An outline planning application will be submitted on 22 May 2020 with our planning team following their usual process by contacting residents adjoining the planned development. Once submitted you will be able to formally comment on this through our planning portal.
  • Should planning permission be granted, we will begin negotiations with housing developers to work-up suitable more detailed designs that comply with the consent
  • We will continue to work with the appointed developer throughout the project to ensure the expected outcomes are delivered
  • Regular updates will be available on our website
