Building Control

LABC or 'Local Authority Building Control' is the generic name used to describe the old "Building Inspector" role within local authorities. We are frequently confused with the Planning team or process, therefore please note that whilst we sit within a service area that contains the name "Planning", we are not a "planning application" function,and do not use planning legislation. The Councils Building Control team is responsible for:
- Determining Building Regulation applications
- Carrying out inspections to determine compliance with the Building Regulations
- Building Regulation enforcement
- Building Regulation advice (including "pre-application advice")
- Initial Notices (including public register)
- Initial Notice Reversions
- Competent Person Notifications
- Dangerous Structures
- Demolition Notices

Free Labc Clinic
If you are a small to medium size builder, or agent, that currently uses local authority building control, and would like to discuss technical and warranty issues, then please come along to our LABC Clinic which is being held at the Novotel Hotel at Long Eaton on the 8th May 2013 (8:30-11:30). Risk Based Inspections Introduced
The government has introduced risk based inspections, replacing the previous system of statutary notifcations. Commencement and Completion remain as statutary notifications, however the authority is now free to determine what other stages of work it wants to inspect at. In practice, there will be little change to our procedures since the service has taken a risk based approach to inspection as a result of the changes to the fees legislation in 2010.
